1. RENTAL PERIOD: The contract in question is concluded for the aforementioned period. The tenant has no right to the property outside this period.
2. THE BOOKING: The agreement is concluded between the landlord (Greta and Steven ter Haar) and the tenant.
3. PRICE: The stated prices are for the specified rental period. Additional services such as final cleaning and linen supply are to be paid separately as stated in the rental agreement.
4. DEPOSIT: Upon booking, you pay a deposit of 300 euros as security within 7 calendar days. You pay the rental price 2 months before arrival. For bookings less than 8 weeks before departure, the full amount, including the security deposit, must be paid immediately. In case of late payment, the landlord is entitled to unilaterally terminate the agreement.
5. CONDITION OF THE PROPERTY: The holiday home is regularly checked by the keyholder. If there are any discrepancies from the description or if there is any damage, you must report this immediately to the keyholder or landlord, also to avoid it being attributed to you. The problem will then be resolved as quickly as possible. Complaints not reported during the stay will not be accepted afterwards. You must leave the apartment in the same condition as you found it upon arrival. All loss due to breakage or damage to the apartment or contents must be compensated by the tenant. The final cleaning fee assumes that the tenant leaves the apartment in a proper condition. This means dishes done, garbage removed, no food leftovers. Failure to comply with these conditions may result in additional cleaning charges.
6. SECURITY DEPOSIT: You are required to pay a security deposit of € 300. The owner / keyholder on site has the right to deny you access to the property if these conditions have not been met. In case of any damage, the amount to be compensated may be deducted from the security deposit. If the discussion of this damage does not lead to an agreement, the tenant will have to recover directly from the owner. The security deposit will be refunded within 7 days if no damages and/or excess water/electricity consumption (see point 9) were found when leaving the apartment.
7. DEPARTURE AND ARRIVAL TIME: You must confirm your arrival to the keyholder or landlord a few days before your departure, to avoid standing in front of a closed door. The apartment will be available from 3 PM on the arrival date and must be vacated by 10 AM on the departure day unless the apartment is free for the period before arrival or after departure, in which case this can be discussed with the keyholder.
8. NUMBER OF ALLOWED PERSONS: The property is designed for 4 to max. 6 persons. The number of persons may not exceed 6 persons.
9. ENERGY COSTS: The stated rental rates include energy costs, unless more than 80kWh per week of electricity is consumed. The excess consumption costs will be deducted from the security deposit at €0.50 per kWh.
10. ACCIDENTS: The landlord is not responsible for any accidents in and around the property, the swimming pool and the residence.
11. CANCELLATION CONDITIONS:
– In case of cancellation by the tenant up to 45 calendar days before the start date, the rental deposit will be retained.
– In case of cancellation by the tenant between 45 days before the stay and the stay itself, the full rental amount will be retained, but the security deposit will be refunded. The apartment may then be rented out further.
– In case of early departure or non-use of the property, you have no right to any refund.
12. CANCELLATION BY LANDLORD: If the landlord is forced to cancel the stay due to force majeure (the property is no longer available due to e.g. death, divorce, fire or other), you will be notified immediately. The agreement will then be terminated without compensation and with refund of all amounts paid by you to the landlord.
